colorado springs new homes gold hill mesa fundingAccording to The Gazette, the developer of local Colorado Springs new home neighborhood Gold Hill Mesa is likely set to receive "a conventional loan that would pump new money into the project," which has been on hold for a few months because of lacking funds.

Up to this point, "50 homes and townhomes have been built in the area," which is designed to ultimately feature 850 homes and townhomes. The new funding will "pay for installation of curbs and gutters and complete development of an initial 152 home sites at Gold Hill Mesa."

I commend the Gold Hill Mesa team for persevering and establishing the necessary funds to keep moving the project forward. It is unfortunate (although obvious) that our local new home builders are not immune to the forces currently playing on our market, as they do an incredible job of building homes and maintaining solid reputations for quality and value. Gold Hill Mesa itself is a unique project inspired by historic Colorado Springs: a smaller, friendly, village-style environment with greenways and parks. When finished, the neighborhood will feature 67 acres of commercial development, which will include restaurant, retail and office space.

I've said before that optimism is key in our current market, but after a while optimism must also be complemented with perseverence. I look forward to the next phase of the project being completed, and I am sure the Gold Hill Mesa team feels the same way.

colorado springs new homes civa sportsA local Colorado Springs Dictrict 11 school is slowly incorporating an athletic program, which will help broaden the school's scope and increase surrounding neighborhoods' values.

CIVA, a D-11 charter school on Northpark Drive near the intersection of I-25 and Garden of the Gods Road, is an arts-focused school whose name is an acronym that stands for Character, Integrity, Vision and the Arts. Until recently, the school did not host any sports programs, whether curricular or extracurricular.

According to The Gazette, however, the school formed an Ultimate Frisbee team this past spring, and is also currently fielding a football team. Because of the school's small size and the infant stage of its developing sports program, the sports will not be sanctioned by the Colorado High School Activities Association.

As a Realtor, I am all about schools. And, more often than not, buyers interested in moving to Colorado Springs will factor specific school criteria into their buying decision (proximity to a certain school or district, for example). While CIVA is a smaller private school, its focus on the arts gives it a unique flavor not common to many other Colorado Springs schools, thereby making new home neighborhoods in D-11 -- places like Gold Hill Mesa, for instance -- slightly more valuable to families looking for a solid charter school for their children to attend.

colorado springs new homes preble's mouse revisited updateUpdating yesterday's post, the U.S. Fish and Wildlife Service has announced Preble's mouse will remain on the endangered species list in Colorado. The mouse was removed from the endangered species list in Wyoming, however. According to The Gazette, this is because "Preble's mouse populations in Colorado remain at risk because of home construction and other types of development."

So we have a stalemate of sorts, because developers have been unable to build in certain areas of El Paso County since the mouse first appeared on the list in 1998, but at the same time it is important to take care of nature as best we can.

I'm sure this is not the last we will see of the Preble's mouse issue, but in the meantime, I know many of our local Colorado Springs new homes builders are not very excited by this news, as the mouse has already cost them millions of dollars.

colorado springs new homes preble's mouse revisitedAh, yes, we've missed you, little guy. The Preble's mouse has jumped its way back into the news as "The U.S. Fish and Wildlife Service is expected to announce today whether [it] will continue to be listed as an endangered species," according to The Gazette.

As we covered toward the end of last year, the Preble's mouse has impacted local developers and builders, in some instances dictating where they can and cannot build based on its endangered status.

The Gazette reiterates this today: "El Paso County developers have complained for years that federal protection for the rodent has needlessly cost them millions."

colorado springs new homes pikes peak or bust rodeoSaddle up, partners! The 68th Annual Pikes Peak or Bust Rodeo is just about here! Running Wednesday, July 9, through Saturday, July 12, at the Norris-Penrose Events Center Arena, the rodeo is sure to please residents of all ages and interests.

The Rodeo is truly one of the unique things about Colorado Springs, which is also home to the Pro Rodeo Hall of Fame. Our city's history shines through during the Rodeo, with much of the area involved in the festivities. Our city's flair for all things midwest is apparent in the natural beauty of places like Garden of the Gods, but also in several new home neighborhoods.

Banning Lewis Ranch, for instance, incorporates western elements not only in its name but also in its architecture, offering a balance of old-west and new designs, with balconies off the master bedrooms in the bigger-sized homes, for instance. Of course, many new home neighborhoods in Colorado Springs also offer substantial open space, the maintenance of which is a nod to our state's rich tradition of honoring and preserving the outdoors.

Enjoy the Rodeo, enjoy the history, and enjoy the small ways in which that history is alive today, even among our new home neighborhoods.
