The Voice's View on The Stetson Hills Area

Stetson Hills started out as its own neighborhood but has now grown so significantly that it includes many smaller neighborhoods and commercial areas; it is therefore easiest to put the following new home neighborhoods under the Stetson Hills umbrella.

The Stetson Hills area is probably the most attractive commercial part of town, and tenants pay more here than anywhere else in town. It is just exploding and has been the fastest-growing real estate area in town for the past ten years. It was cheap land at the beginning, and now there are still little pockets under development, but there is not much left. The average appreciation has been reaching 10-12% for the past ten years.

All schools within the Stetson Hills area are part of Falcon School District 49, which is getting bigger and bigger and continues to improve as a district.

Each neighborhood within the Stetson Hills area is located within a few minutes of Powers Boulevard, which is really the hub of all nearby entertainment, dining and shopping. This Powers corridor has just exploded in the last three years, and it is giving great energy to this part of town. Chapel Hills Mall and the Citadel Mall are also both within a 20 minute drive or so, increasing the great range of shopping, dining and entertainment options. The Peterson Air Force Base is just about 15 minutes away; the Air Force Academy about 15-20; the Colorado Springs Airport also about 15-20.

Indigo Ranch is an affordably-priced neighborhood offering traditional-looking homes with privacy fences, decent-sized lots and great mountain views. Chaparral Point is a slightly different community because of its traditional flair. Homes include covered front porches, alley access to the garages, privacy fencing and lush landscaping. There is a common landscape park area right outside the front door, and the neighborhood also includes a large central park. The homes here look almost Victorian with a modern vibe, which many people enjoy. Classic Homes is building Chaparral Point; they are the leader in the Colorado Springs new homes market industry. They are one of the best local builders and offer very unique, customizable designs and floor plans. They work hard to listen to customers' needs. They offer finished basements and a great 8-year structural warranty to back up their quality and workmanship. The starting price point in Chaparral Point ranges from $199,000 to $237,000.

Pronghorn Meadows offers its residents an opportunity to enjoy open space, prairie terrain, and year-round green Colorado plants. It is being built by Campbell Homes, which is a good local builder with a well-established reputation for quality, value and customer service; they are one of the best. Their models accurately reflect they type of homes you will buy, and their homes are built at a standard pricing, so when you see the model you know exactly what you're going to buy. The base price in Pronghorn Meadows ranges from $281,000 to $318,000.

Schools for Pronghorn Meadows:

Springs Ranch Elementary School works to help students understand, appreciate and apply the value of learning while acquiring knowledge. The staff models the learning process, embraces individual needs and encourages risk taking to prepare students for the future.

The builder is Richmond American Homes, one of the largest national builders. They offer unfinished basements here and a really good price-per-square-foot. The homeowners' association here is $35 a month and includes trash pick up. The base price in Morning View ranges from $195,000 to $260,000.

We do not currently have proper word on schools for Morning View Estates.

Parks/open space

Residents will find several nice parks within walking distance: Sand Creek Park, Pring Ranch Park, Old Farm Park and Sandstone Park.

Dining

Residents in this part of town have the chance to enjoy a great variety of popular restaurants including Old Chicago, Outback Steakhouse, Red Robin, Mimi's Café, Chick-fil-A, Chipotle, Cold Stone Creamery, Panera Bread, Wahoo's Fish Tacos and Chili's. Also in the mix are a few hidden gems including AI Sushi, Burger City, Leo's Pizzeria and Fox & Hound Restaurant.

Entertainment

The Cinemark 16/IMAX is nearby and offers one of the best movie-going experiences in town. The World Arena Event Center is about 15-20 minutes away and often features some of the best athletic, musical and family-friendly displays of entertainment in the area. The Sky Sox minor league baseball club plays its home games at Security Service Field, which is about five minutes away.

Shopping

Residents of the Stetson Hills area have some of the city's best shopping all within 5-10 minutes away. National stores like Best Buy, Super Target, CostCo, Whole Foods Market, Dick's Sporting Goods, Lowe's, J.C. Penney, Men's Wearhouse, Pier 1 imports, World Market, Office Max, GNC, PETsMART, Wild Oats Natural Marketplace and Staples round out a seemingly endless list of great shopping opportunities.

Recreation

The recently-opened VillaSport recreation club - just about five minutes down the road - offers a terrific variety of aerobic, athletic and fitness opportunities. The Antler Creek golf course is about two miles away, as are several fine walking trails. Of course, residents may also enjoy the excellent recreation opportunities Colorado Springs is known for, including visiting the Air Force Academy, Garden of the Gods, and the Cheyenne Mountain Zoo.

The Voice's View on Gold Hill Mesa

Gold Hill Mesa is a neighborhood in Old City Colorado Springs, an area that has not been developed in decades. The homes are cottage-style single-family homes with porches in the front and garages in the back. The neighborhood design is inspired by historic Colorado Springs: a smaller, friendly, village-style environment with greenways and parks. There are front-yard and common-area maintenance, which takes care of landscaping and snow removal. When finished, the neighborhood will feature 67 acres of commercial development, which will include restaurant, retail and office space.

The highlight of Gold Hill Mesa is twofold: the built-in technology connectivity means a high-speed fiber optic infrastructure weaves its way through each home and the entire neighborhood; the Exchange Building is Gold Hill Mesa's neighborhood commons and will include a restaurant, exercise facility, mail room, dental office and dry cleaners.

John Laing Homes is a national builder with one of the highest customer-satisfaction ratings. All of their homes have character, both indoor and outdoor, and are built to entertain family and friends. They are very good at creating a unique community flavor within each neighborhood, and this is very evident in Gold Hill Mesa; the homes definitely speak for themselves. Home prices in Gold Hill Mesa range from $220,000 to $362,000.

Schools/districts

Colorado Springs School District 11 is the city's largest school district and serves most of central and western Colorado Springs.

Midland International Elementary School is an International Baccalaureate Primary Years Programme school, meaning intellectual rigor is combined with international understanding and responsible citizenship. It is the first school in District 11 with this distinction, and one of about 275 schools worldwide to offer the program.

West Middle School focuses on teaching a core curriculum while allowing students to explore electives like art, band, modern languages and space and technology. Grades are kept separate throughout the day, each one having individual passing periods and lunches.

Coronado High School promotes 21st Century Learning, which means all material within the curriculum is available to students, parents, teachers, administrators and support staff. Parks/open space

There are no major parks in the community, although there is plenty of open space; Gold Hill Mesa residents have access to Bear Creek Regional County Park, which is right across the street from the community.

Dining

The Exchange Building features an in-neighborhood restaurant, and the future in-community retail space includes plans for other restaurants. Gold Hill Mesa also provides easy access to the famous Historic Old Colorado City, which offers fine dining including Agia Sophia, Gertrude's Restaurant, and Jake and Telly's Greek Cuisine and Wine Bar. Other favorites include Meadow Muffins and the Rocky Mountain Chocolate Factory.

Entertainment

The Exchange Building will be the in-community site for events, concerts and festivities. Historic Old Colorado City offers many entertainment opportunities including dancing and live music, art galleries and annual events like the Art Walk, Farmer's Market, Good Times Car Show and the popular Territory Days.

Gold Hill Mesa will ultimately feature in-community retail space for easy shopping. The Voice's View on Village Center-Estates

Village Center-Estates is located at the base of Colorado's beautiful Front Range. It is close to the Air Force Academy and downtown Monument, offering a balance between outdoor recreation and urban convenience, with open space and shopping centers nearby. There are great Peak views from anywhere in the neighborhood, and many half-acre lots are available; you will get great land and great location for your money here. Many people in Monument work elsewhere in Denver or Colorado Springs, so you can escape busy-city life while enjoying the convenience their proximity. The neighborhood, which is in the desirable Lewis-Palmer School District 38, is being solely developed and built by Richmond American Homes.


Village Center-Estates Builder

Richmond American Homes is one of the largest national builders, and they have a home office in Denver. Even in a slower market, they are aggressively getting land possession and getting good deals on the land, trying to pass the savings on to the customers. They are focusing more and more on customer satisfaction, and they offer a strong 10-year structural warranty. They are the only builder in Village Center-Estates, and they offer a great price point ranging from $250,000 to $320,000.

Schools/districts

Monument is becoming one of the most desirable places to live in the region thanks in part to its solid school district, Lewis-Palmer School District 38.

Grace Best Elementary School is named after Mrs. Grace Conrad Best, who was a District 38 teacher for 24 years. It is a learning community built to elicit the each student's greatest potential.

Lewis-Palmer Middle School is a John Irwin School of Excellence, which means it rates in the top eight percent of all Colorado middle schools according to the Colorado Department of Education. It is also a High Performance Power Library School, having been recognized for its outstanding Library Media Center.

The Voice's View on Woodmoor Park

Woodmoor Park offers low-maintenance townhome living and open mountain range views at an affordable price in Monument. The neighborhood is being developed and built solely by Pulte Homes, offering amply-sized town homes - about 1,500 square feet with an optional two-car garage - featuring open floor plans. Woodmoor Park is close to both Denver and Colorado Springs; it is a great place to be if you work in Colorado Springs and your spouse works in Denver. Snow and trash removal are included in the homeowners' association fees. Monument is becoming one of the most desirable places to live in the area thanks in part to its solid school district. Many builders are moving toward Monument.


Woodmoor Park Builder

Pulte is the largest national builder with the best customer satisfaction program. They build in 51 markets in 26 states and have built nearly 500,000 homes in about 50 years. They have a long and great history and reputation in the new home industry. They are very customer-focused and offer good quality, which includes a great 10-year structural warranty. The Voice's View on Wolf Ranch

Wolf Ranch has an urban-west community design, which means it has an pedestrian-friendly design without a lot of traffic. The neighborhood has a community center with an indoor swimming pool, aerobic gym, and a small theater that residents can rent out. The community also features lots of parks and open space. There are plans for a 14-acre lake, which will be amazing when it is done.

Wolf Ranch has a good homeowners' association to protect values, and everyone is expected to take care of their properties. There is a great track of appreciation in the last five years, more than 10%. Living in Wolf Ranch makes for an easy commute to the north and south; you are right in the middle of town, which is something a lot of people like about the neighborhood.


Wolf Ranch Builders

Engle Homes builds townhomes in Wolf Ranch and is the most affordable builder in District 20. They are a national builder with a great reputation, and they are also one of the Energy Star efficient builders in the area. They offer a 10-year structural warranty, and their base price range in Wolf Ranch is $164,000 to $218,000.

John Laing Homes is a national builder with one of the highest customer satisfaction ratings of all builders. All of their homes have character, both indoor and outdoor, and are built to entertain family and friends. Very unique features include fireplaces in the backyard and open kitchens flowing into the dining rooms. Their homes have a European look, and their models are named after European countries. Their base price range in Wolf Ranch is $341,000 to $366,000.

Classic Homes is the leader in the Colorado Springs new homes market industry. They are one of the best local builders and offer very unique, customizable designs and floor plans. They work hard to listen to customers' needs. They offer finished basements and a great 8-year structural warranty to back up their quality and workmanship. Their most popular floor plan in Wolf Ranch is the "Durango," an extremely well-done floor plan. Their base price range in Wolf Ranch runs from $323,000 to $415,000.

Beazer Homes is the fifth-largest national builder, and they are the best dollar amount per square foot in Wolf Ranch. They offer a 10-year structural warranty and excellent customer satisfaction. Schools/districts

Wolf Ranch is part of Academy School District 20, widely considered the finest school district in Colorado Springs. Plans are being developed for a future in-community primary school.

Ranch Creek Elementary School is a brand-new school in District 20. Its curriculum encourages innovative thinking within a collaborative learning community.

Timberview Middles School prides itself on its four Cornerstones: excellence, exploration, communication and commitment. Its focus on community allows its students to participate in charitable events like food drives and toy drives throughout the year.

Liberty High School has been rated among America's top 500 schools for five years running. Liberty's Advanced Placement (AP) and Advancement Via Individual Determination (AVID) programs prepare students for college success very well. Its boy's soccer and cross country teams are among the state's best.

The Classical Academy is District 20's charter school. It has three campuses and is the largest K-12 charter school in Colorado with more than 2,600 students. Residents in the north part of town have the opportunity to enjoy these excellent dining experiences: 3 Margaritas, Elephant Bar, Flying W Ranch, Jun Japanese Restaurant, Mollica's Italian Market and Deli and The Royal Ballroom.

There are several world-class Colorado ski resorts within 2 hours of Colorado Springs.
