I think that magnifies the importance of choosing a Realtor who really knows the neighborhood that you are considering purchasing in. You will always receive a copy of the Homeowner's Association rules & regulations to review during your due diligence period but of equal importance is understanding the culture of the HOA board. While many HOA's will have very similar rules, in many cases it is the board's attitude and culture toward enforcement and transparency that makes the difference in day-to-day living. A Realtor who is very familiar with a neighborhood will have that perspective so that a prospective homeowner can find out if they buying into a culture that they prefer.

Re "I wonder how many HOA disputes among Colorado Springs homeowners are caused not by actual problems but by perceived feelings of unfairness and disrespect. How many times had you been embarrased by your own anger or resentment after the source of your consternation innocently explained their behavior? Maybe more communication and less assumptions could solve more of these conflicts."

No informed HOA homeowner or homeowner advocate in Colorado (or nationally) would ever be "embarrased" by their "own anger or resentment" (concern) about the socialistic (often fascist) realities that are attached to HOA boards of directors and their cabals.

How about telling it like it is about HOAs so that new (first time) home buyers can be made aware of exactly what they may be getting into so that they can investigate it further before buying into an HOA?

Yes! I know exactly the place and I've always thought how odd it is that people would still go to the Conoco. But I suppose if you're coming from the south on Union it is easier to turn right into the Conoco than to turn left at the light and left again across Briargate (or pull a u-turn for that matter). I guess convenience is worth 10 cents. What do you think? Thanks Mariana!

I have found that one of the cheapest gas stations is the Western Convenience station at the corner of Briargate Blvd. and Union... Usually almost 10 cents cheaper than even the Conoco right across the street!

FYI: This park is proposed for motorcyclists only- no quads or four-wheeling. In addition, over 1/2 million $ from the Conservation Trust Fund and Regional Park Fees (funded by fees assessed to developers) are targeted for this park, so, don't think El Paso County residents aren't paying!
